In 2024 240FOURTH received Platinum Certification for LEED® Canada EB:O&M (Existing Building: Operations & Maintenance)! Leadership in Energy and Environmental Design (LEED®) is a third-party certification program and an internationally accepted benchmark for the design, construction and operation of high performance green buildings.
LEED® Canada EB:O&M is a building rating system administered by the Canada Green Building Council, a national non-profit organization. The process helps building owners and operators to measure operations, improvements and maintenance on a consistent scale, with the goal of maximizing operational efficiency while minimizing environmental, resource and health impacts. Our Platinum certification distinguishes 240FOURTH as a leader in the real estate industry, reaching the second highest certification in this category.
BOMA BEST Prestige Award
In 2024, 240FOURTH received the BOMA BEST Prestige Award.

BOMA BEST
In 2024, 240FOURTH received BOMA BEST Platinum certification. The BOMA BEST program is North America's largest certification program in recognition of environmental leadership within the commercial real estate industry. It was designed, developed and is administered by BOMA (Building Owners and Managers Association) Canada. The most efficient buildings are certified Platinum as it is the highest distinction under the BOMA BEST program.
ENERGY STAR
The ENERGY STAR® symbol is the internationally recognized and trusted mark of high efficiency. The symbol means that a product, new home, building or industrial facility is certified as energy efficient. ENERGY STAR Canada is a voluntary partnership between the Government of Canada and organizations in the public, private and not-for-profit sectors to promote energy efficiency.
ENERGY STAR makes it easy for Canadians to make energy efficient choices that help them save money on energy bills, increase their competitiveness, and fight climate change.
FITWEL Certifications
As part of QuadReal's commitment to wellness in the workplace, 240Fourth earned Fitwel certification from the Center of Active Design (CfAD). Fitwel is a building rating system that provides guidelines on how to design and operate healthier buildings. 240Fourth earned two out of three stars.

240FOURTH won the 2023 Outstanding Building of the Year Award in the category of Office Building 500,000 - 1 Million Sq. Ft. at the 2023 BOMA Excellence Awards.
The Outstanding Building of the Year (TOBY®) Awards is the most prestigious and comprehensive program of its kind in the commercial real estate industry recognizing quality in commercial real estate buildings and rewarding excellence in building management. During the competition, all facets of a building's operations are thoroughly evaluated. Entries are judged on everything from community involvement to environmental and sustainability management.
TOBY® winners are recognized in specific categories of building size or type. Judging is based on building standards, community impact, tenant relations, energy conservation, environmental, regulatory and sustainability, emergency preparedness & security standards and the training of building personnel.

In 2013, 240FOURTH received the BOMA Earth Award at the local level. The Earth Award is presented to buildings that have made significant efforts to address environmental issues faced by older and newer buildings. Judging is based on a building description & summary, reduction of environmental risk, indoor air quality & green cleaning, recycling, energy conservation, water conservation, interior finish, green purchasing policy, occupant communications & education, and a case study. Each building must possess valid BOMA BEST certification.
